An Executive Condominium is a hybrid between public and private housing. It is built and sold with condo-style facilities but comes with HDB-style eligibility rules, income ceilings and a minimum occupation period when bought new, and it becomes fully private after a set number of years. A private condominium has no such buyer restrictions and can be bought by citizens, PRs and foreigners, but usually costs more and gets no housing grants. ECs are often cheaper at launch and may suit sandwiched-income families. Eligibility, income ceilings and privatisation timelines are subject to the latest rules.
