We went resale precisely because we didn't want to rent and burn money for 4 years. Do the math properly: renting a decent flat is easily 2.5k to 3.5k a month now, so waiting 4 years is 120k to 168k gone with nothing to show. That premium on resale suddenly looks smaller. What we did: bought a resale in a mature estate, used the CPF Housing Grant and Enhanced Grant (check your combined income ceiling), and MOP is 5 years anyway so no rush to flip. The upside of resale is you see exactly what you're buying, no surprises, and you can move in within 3 months. If you have kids planned soon, having your own place now is worth a lot.
