BTO vs resale for a couple who wants to move in fast?

We're getting married next year and can't wait 4-5 years for a BTO to be built. Resale is way more expensive now but we can move in quickly. Is paying the premium worth it or should we just rent and wait for BTO?

We went resale precisely because we didn't want to rent and burn money for 4 years. Do the math properly: renting a decent flat is easily 2.5k to 3.5k a month now, so waiting 4 years is 120k to 168k gone with nothing to show. That premium on resale suddenly looks smaller. What we did: bought a resale in a mature estate, used the CPF Housing Grant and Enhanced Grant (check your combined income ceiling), and MOP is 5 years anyway so no rush to flip. The upside of resale is you see exactly what you're buying, no surprises, and you can move in within 3 months. If you have kids planned soon, having your own place now is worth a lot. BTO is cheaper on paper but the wait has a real cost.

We waited for BTO and I don't regret it, but we stayed with parents (both sides rotate) so we paid zero rent. If you can tahan living with in-laws for a few years the BTO savings are massive. If not, resale makes more sense. It really comes down to your rent situation.

Don't forget resale grants got enhanced recently, first-timer couples can get up to a decent chunk off. Also look at the newer BTO with shorter wait times, some are 3 years or even balance flats (SBF) that are almost ready. You don't only have those two options.

Just be careful with resale COV (cash over valuation) coming back in some estates. Budget for renovation too, older flats can need 40 to 60k of work. Total cost picture matters, not just the sale price leh.
