Should I use CPF or cash to pay my HDB loan?

First time flat owner here. My colleagues are split, some say wipe the loan fast using CPF OA, others say keep CPF for the 2.5 percent interest and pay cash. I earn a middle income and want to be sensible. What did you all actually do and why?

I went almost all cash for the loan and left CPF OA to compound. Reason: I plan to keep this flat long term, not sell, so the accrued interest clawback doesn't stress me, and I like seeing my OA grow as a safety net. But this only works because my job is stable and I have solid emergency savings. If your income is lumpy or you're worried about cash flow, don't copy me, use CPF to breathe easier. There's no universal right answer, it depends on your risk appetite and how stable your income is. Just don't leave yourself cash-poor to chase a theoretical 2.5 percent gain.

I use a hybrid. I let CPF OA pay the bulk of the monthly instalment so my cash flow stays healthy for emergencies and my kids' stuff, but I do a small cash top-up when I have spare bonus money. The 2.5 percent OA interest argument is real, but only meaningful if you're disciplined enough to actually invest or save the freed-up cash at higher returns. Most people won't, they'll just spend it. Be honest with yourself. Also remember accrued interest, whatever CPF you use, you owe it back to your own account when you sell. Not free money. This is just my experience, do check the HDB and CPF calculators for your own numbers.
